I spoke to a Loan Officer at the bank and they told me that my credit score is 650. What programs are available to me?

Tracee, I have good news and bad news for you... The Good News: There are a tons and tons of programs. I mean tons of programs out there available to the public. The Bad News: Your question does not contain enough information to point you in the right direction. A mortgage professional would have to consider many things before being able to explain all the options that you may or may not have. There are some pretty creative programs out here. You should consult your Loan Officer or other qualified mortgage professional for specifics concerning your personal profile. I would also like to mention The Subprime Market is under intense scrutiny right now. Many Lenders have closed their doors. Many Mortgage Professionals are feeling the effects of a marketplace that is in transition. Lenders are tightening their guidelines and programs that were here yesterday may not be here tomorrow. The Loan Officer at the Bank is an idiot!!! I probably should not have put it that way but he really is clueless. Furthermore, when I talk he definately doesn't listen... He has got to be SINGLE!!!!

Tracee, I am assuming you are a first time buyer, even if you are not, there are MANY loans which you qualify. In many cases, your score may not fit your banks guidelines. Therefore, you should work with an experienced mortgage broker.
Now, that we understand your score. Here are a few questions for you: How much of a home loan are you looking for? How much money do you have to put down? Are you looking for 100% financing? What is you debt ratio?
As you can see, there are many questions that need to be addressed before giving you an exact loan type.
